the $500 Security Deposit, 11% Tax

We require a minimum stay of 1
week, but additional nights may be available at a rate of $125.00/night
to be reserved and paid for in advance.
These rates are for
occupancy with a party of four, there will be a charge of $95.00 per
week for each additional person. There is a 6-person maximum limit in this
home.
There is a $50.00 per
week electricity allowance included in the rental fee (this covers
an average electric bill); higher consumption will be charged $0.10
(ten cents) per KWH and settled with the security deposit. NOTE: Electric bill
will skyrocket if doors/windows are left open while a/c is running.
There
is a $150.00 fee for the final cleaning to be paid with the rent to
secure the reservation. For seasonal rentals, additional full
cleanings (all linens and towels laundered, beds remade with cleaned
linens, kitchen and bathrooms cleaned and sanitized, stainless steel
appliances cleaned and shined, tile and wood floors washed, carpets
vacuumed, wood furniture polished, glass shined, lanai cleaned,
etc.) may be booked for a fee of $150.00. Please contact the owners to
set up appointments for additional cleanings and they will ensure
you get this discounted rate. Please note that the
pool/landscaping/pest maintenance are all taken care of on a regular
schedule by the owners.
Pets are allowed
with owner’s approval and a $150.00 non-refundable pet
fee (this will be used to steam-clean all the upholstery, carpets, curtains,
etc. for the comfort and consideration of future pet-allergic guests),
and a signed Pet Addendum. Pets found on premises
without permission will be grounds for immediate eviction
with no refunds.
The gas grill should be left in
the same condition as it was found. If it is left dirty, a cleaning
fee of $25.00 will be taken from the security deposit.

All rentals are booked through the owners.

Payment Policy

The $500.00
refundable security deposit
is to be post-marked within 3 days of reservation request OR
secure your reservation instantly via our Verified Business PayPal
account (see below). This deposit will
be returned within 2-4 weeks of check-out following a final
walk-through inspection, check of Comcast Pay-Per-View and
telephone bills, and electric meter reading.

One-half of the TOTAL amount (rent, tax, cleaning
fee, pet fee, if any) is due 60 days prior to arrival. The
remainder of the balance is due 45 days prior to arrival. If
these amounts are not received on time, the reservation will
be cancelled.

We ONLY accept PayPal (preferred method of
payment) and personal, business or cashier checks.
Due to the risk of chargebacks
and stolen credit cards, we do
NOT accept credit cards as payment except through PayPal. Please note there will be a
$50.00 returned check fee and reservations will NOT be secured
until checks clear the bank.

Curency Converter
Cancellation/Refund Policy
100% of the
Security Deposit will returned if cancellation is made more than
90 days prior to the Check-In Date if the property is re-rented for
the same time period at the same rate; 50% if cancelled more
than 45 days
prior to the Check-in Date if the property is re-rented for
the same time period at the same rate. There will be no refunds
on cancellations of less than 45 days as, even if in the event
it is re-booked, the "Last Minute Booking Discount" may apply
and will likely exceed the amount of the Security Deposit.
We reserve the right to cancel reservations 30 days prior to arrival
with no fee to guest.
